房地产市场是典型的非对称信息市场,且经常处于非均衡状态,在信息不对称的情况下极易产生所谓市场中的“羊群效应”。本文从羊群效应的角度出发,来研究房地产市场中出现的羊群行为及价格泡沫的产生。首先,阐释了羊群效应产生的原因及其影响;其次,分析了房地产泡沫的形成机理,并通过实证分析来证明我国房地产业确实存在羊群效应;最后,提出了基于羊群效应的房地产政策建议。
The real estate market is a typical asymmetric information market, and is often in a state of disequilibrium. In the case of asymmetric information, the so-called “herding effect” in the market can easily arise.
